And I'm joined today by my friend and industry expert, Nate Smoyer. He’s is the host of the Tech Nest podcast. And, Nate, I'm sure there's going to be some people who are familiar with you and have heard you before and they're listeners of your podcast. What should our audience know about you before we dig into that? ### Nate Smoyer Yeah. Andrew, this is a lot of fun. Actually, I'm excited to do this conversation with you. I’m Nate Smoyer. I host Tech Nest, the proptech podcast, as well as publish the newsletter where we typically talk with and feature investors, founders, and CEOs of proptech startups looking to find out what they're doing to change the way we buy, sell, and invest in real estate. I've been in proptech now for about seven years. I work as a fractional head of strategy and marketing for early-stage startups. I think there's been a big evolution regarding the proptech industry, and we're starting to see some foundational changes within organizations. ### Andrew Smallwood Absolutely. I think there's a shift happening. ### Nate Smoyer Definitely, the excitement around the industry has grown tremendously. More operators are experiencing the benefits of the solutions, leading to an increase in innovation and a focus on delivering real value to property managers and residents alike. ### Andrew Smallwood Curious about your perspective on trends you're noticing? ### Nate Smoyer Well, we’re seeing a significant interest in long-term rental spaces, with many startup founders and investors pivoting their focus there. ### Andrew Smallwood What about challenges? ### Nate Smoyer Financing options are changing, and there are uncertainties with regulations that are impacting property managers. The landscape is evolving but those who understand and adapt to these changes will thrive. ### Andrew Smallwood What else should property managers be aware of? ### Nate Smoyer Maintenance and resident services are hot topics.
